11 FAQ Home Search in Jakarta, Indonesia

You will find below a list of the most frequently asked questions in relation to your home search in Indonesia provided by Santa Fe Relocation Orientation Program.

1. What is the process for finding a property?

The first step is to identify a reputable Property Agent or Relocation Company that has a Property Division and a comprehensive Property Database. Once identified, an Agent or Consultant will be assigned to meet with you to discuss what type of property you are looking for.

If you choose a Relocation Company, they will request that you fill out a “Home Search Questionnaire” to ensure that only the most suitable properties within your criteria and budget are selected for viewing. Prior to viewing, a full range of pre-selected properties, details and pictures will be provided to you either on hard or soft copy, to ensure that properties not matching your key requirements are taken off the list. Whereas a Local Agent will take note of your budget, the type of property you would like, and areas you prefer to reside in, but will more than likely take you to see every property on their books. This process will undoubtedly waste both yours and the landlord’s time.

Once you have identified the property you want to Lease a ‘Letter of Intent (LOI)’ will be drawn up and presented to the Landlord/ Owner by the Property Agent/ Residential Consultant. Commonly attached to the LOI are “List of Requirements’ which entails repairs, alterations and or special requests you may wish to get done prior to your tenancy along with a given time schedule.

Once both parties have agreed and signed the LOI, you may be required to pay a holding deposit of one to two months rental. After repairs, alterations or special requests have been successfully completed, the next step is to proceed with the Lease Agreement (LA).

Before the Lease is signed, your Property Agent / Relocation Consultant will accompany you on a walk through the property, along with the landlord / owner, for a final inspection to ensure all repairs, alterations and special requests have been completed. A Relocation Consultant will always take photos of the property at this stage, to document the existing condition prior to tenancy; however a Local Agent may not be as diligent. Relocation Consultants value the importance of this process, as it will ensure clarity and avoid messy disputes when handing back the property when the lease expires.

The LA is the formal contract which is binding within the laws of Indonesia. It is a binding agreement between the landlord / owner and tenant / Company, written in Indonesian and English, stipulating the terms and conditions of leasing a property in Indonesia. The LA, together with the full Lease Term payment, is given to the landlord / owner 2 to 5 working days before the handover date for signing. It is then given to the tenant / company to be signed. There will be two original copies signed and each party keeps one for their records.

Please Note: If you have paid a holding deposit after the Letter of Intent is agreed on and signed, the amount paid will be deducted from the total lease amount, and documented in the Lease Agreement.
A holding deposit is non-refundable in the event that you re-consider and change your mind.

On the day of moving into your new residence, your Agent / Relocation Consultant will be present to assist with the handover of the keys to the property by the landlord / owner.

 

2. Can I use more than one agent at a time?

This is not recommended as it is better to select a reputable Relocation Company that offers Home Finding services, and let them exhaust properties from their own Data Base, affiliated agents, landlords and developers. You will most likely find similar properties, if not the same, by the local (freelance) agent of your choice. The advantage of selecting a Relocation Services Company to do this for you is that they are trained in dealing with expatriates, speak English, have good standard procedures in place, know where other expatriates reside, and are able to target your direct needs and requirements.

 

3. Is there much difference in price if I rent an unfurnished apartment compared to a fully furnished apartment?

You can normally get a lower rental rate for an unfurnished apartment.

 

4. What does partially furnished mean?

A partially furnished property means that it is furnished only with basic goods, i.e. washing machine, fridge, stove and hood, simple curtains, air-conditioners (whole house) and simple light fixtures.

 

5. What are some of the common expenses related to housing?

Common expenses that are usually paid monthly will include utilities such as electricity, water, telephone, cable television and internet.
Other monthly expenses include items such as gardening, pool maintenance, local community security (RT), garbage collection, newspaper delivery, bottled water, bottled gas and household staff (security, maids etc.).

 

6. Who do I call if I have problems with my property?

If you live in an apartment these issues are usually handled by the Building Managers. For stand alone, housing complexes and compounds, you can contact the landlord / developer directly. Alternatively, there are companies that provide Property Management services, and they are usually on call 24 hours 7 days a week. 7. Can I receive foreign satellite TV in Indonesia?

Most apartment buildings, stand-alone housing, housing compounds and complexes, can receive foreign satellite TV channels, however, they do incur additional costs borne by the tenant.

 

8. How long does it normally take to find a property?

Approximately 1 to 2 weeks to actually find a property, however please appreciate that this does not include any time for rectification work that may be required prior to tenancy.

 

9. Can I purchase and own my own apartment?

No, expatriates are not allowed to own properties in Indonesia period. One may hear stories to the contrary, but the current Indonesian law will not allow foreign nationals to personally own any real estate.

 

10. Is furniture rental available?

Yes, there are a few furniture rental stores that are recommended for expatriates in Jakarta. They have a rental division and supply good quality tasteful furniture for expatriates / companies.

 

11. Are pets allowed at my accommodation?

For apartments the general rule is no pets, meaning cats and dogs in particular.
For stand-alone properties, compounds and complexes, in most cases cats and dogs are accepted.
